Common questions

The things buyers ask most before verifying land.

Yes — and you should. Verification is designed to happen before any money changes hands, so problems are caught while you can still walk away. Never pay a deposit "to hold" land before the checks are done.
A basic title search is usually quicker; a full check with litigation searches and a site inspection takes longer, partly because it depends on Lands Commission turnaround, which we don't control. We'll give you a realistic timeline for your specific case up front rather than a one-size promise.
Yes. Many of our clients are in the diaspora. You upload what you have, we run the official searches and send a surveyor to the site, and you receive the full report remotely — so you never have to be in the country to check a plot before buying.
Yes, and these deserve extra care. Family and stool lands carry specific requirements — the right people must consent, and authority to sell isn't always what it appears. We check for the necessary consents and flag where a transaction needs more than a signature. These categories are also where "low risk" is hardest to promise, and we'll be honest with you about what remains uncertain.
Yes — a litigation search is part of our Standard and Premium checks. It looks for court cases that could affect ownership or your ability to develop the land.
A site plan is a useful starting point and often enough to begin a search, but a fuller picture needs more — ideally an indenture or title details. Send what you have and we'll tell you what a reliable verification for your plot requires.
It depends on the package and whether a site inspection is included. We confirm the exact scope and price before starting any work, so there are no surprises — see the packages above, or send your details for a quote.

What verification can and can't do

Verification dramatically reduces your risk by surfacing problems in the public record and on the ground before you pay. It is thorough due diligence — but no search can guarantee that a hidden claim will never surface later, particularly with family and stool lands, where rights can be complex and not fully documented.

Our report gives you the facts, a risk rating and a professional recommendation so you can make an informed decision. It complements — and does not replace — completing your purchase through a qualified lawyer. Where a deal carries risk we can't fully resolve, we'll tell you plainly rather than wave it through.
