Ghana's diaspora is one of the biggest drivers of its property market — but buying from abroad raises specific questions depending on where you are. This guide covers the three largest investor bases, on top of the general rules in our investment guide.
The ownership rule everyone must know
Under the Land Act 2020, non-citizens cannot hold freehold — the maximum is a 50-year leasehold (renewable). Ghanaian citizens, including dual citizens, can hold leases up to 99 years. A company more than 40% foreign-owned is treated as non-citizen. So dual-nationality status materially changes what you can buy — confirm yours before you structure a purchase.
From the United Kingdom
The largest diaspora base. Key considerations: transferring funds via regulated channels (keep records for both tax authorities), GBP–cedi timing, and factoring UK tax on overseas rental income. Many UK-Ghanaians buy through the dual-citizen route for the longer lease.
From the United States
US investors should note FATCA reporting on foreign assets and accounts, plan dollar transfers deliberately, and get advice on how Ghanaian rental income interacts with US worldwide taxation. The USD–cedi relationship can work in a US buyer's favour on entry.
From Nigeria and across Africa
Proximity and ECOWAS ties make Ghana a natural diversification play for Nigerian investors — a more stable currency and calmer market. Watch cross-border transfer limits and documentation, and treat Ghana's title process as stricter and slower than you may expect (that strictness protects you).
Buying remotely — the golden rule
Never buy land or property you or a trusted representative have not physically verified, and never pay before independent title and identity checks. Remote buyers are the most common victims of double-sales and fake agents. Use a lawyer, a surveyor, and a platform with real listings — start with our live market.
