Ghana has quietly become one of West Africa's most watched property markets — a stable democracy, a fast-growing capital, and a large, confident diaspora buying back home. This guide is the honest, practical starting point: how the market really works, what returns to expect, where to look, how to finance a purchase, and how to protect yourself along the way. Use the calculator below to pressure-test any deal before you fall in love with it.

Is property a good investment in Ghana?

For the right buyer, yes — but not for the reasons the glossy brochures give. Ghanaian residential property in prime Accra has delivered gross rental yields of roughly 7–11% — around 7–9% for prime long-let homes and higher for short-let and serviced units — often paid in US dollars at the top end of the market, alongside long-run capital growth as the city expands. That combination — hard-currency income plus appreciation — is what draws diaspora and foreign investors.

The flip side is just as real: the cedi can swing sharply against the dollar, land title fraud is a genuine risk, and “guaranteed returns” pitches should be treated with suspicion. A good Ghana investment is one you have personally stress-tested on price, achievable rent, and running costs — which is exactly what this tool is for.

Gross yield = annual rent ÷ price. Net yield deducts your running-cost estimate (management, maintenance, voids, service charge). Indicative only — prime Accra residential typically runs ~7–9% gross (8–11% city-wide), higher for short-let & serviced units. Always verify figures with your own due diligence.

Can you invest from abroad, or as a foreigner?

Yes — with one important distinction. Foreigners and non-resident Ghanaians can freely buy and own buildings and apartments, and can hold land on leaseholds of up to 50 years (renewable) under Section 10 of the Land Act 2020, while freehold is reserved for Ghanaian citizens. Importantly for the diaspora, anyone holding Ghanaian citizenship — including dual citizenship — is treated as a citizen and can take leases of up to 99 years. In practice the 50-year leasehold is how most of the foreign-buyer market works and is perfectly investable.

We cover the detail in three companion guides worth reading before you commit: Can foreigners buy property in Ghana?, the guide for foreigners buying apartments, and the guide for foreigners buying land. Diaspora buyers purchasing remotely should lean especially hard on independent legal representation — never rely solely on the seller's lawyer.

Where should you invest?

Location decides both your yield and your resale. In Accra, the established prime neighbourhoods — East Legon, Airport Residential, Cantonments, Labone, Ridge and Roman Ridge — command the highest rents and the most reliable tenant demand, much of it corporate and expatriate. Emerging corridors such as Spintex, East Legon Hills and Tema trade lower entry prices for stronger potential capital growth as infrastructure catches up.

What returns should you actually expect?

Treat any headline yield as a starting hypothesis, not a promise. Work from achievable rent (what comparable units nearby actually let for), deduct realistic running costs — management, maintenance, service charge and void periods — and only then judge the net figure. The calculator above does this; it flags whether a deal sits inside the typical prime-Accra band or looks too good to be true.

Because a lot of Ghanaian rent and pricing is quoted in dollars, currency matters enormously to your real return. Keep an eye on the rate with our dollar-to-cedi guide and live converter, and get grounded in the basics with the Ghanaian currency explained. Don't forget the exit either: capital gains tax on Ghana property will shape your net profit when you sell.

How do you finance an investment property?

Many diaspora and foreign buyers pay cash, but local mortgage finance does exist — typically at higher interest rates than Western markets and often denominated in dollars for non-residents. If you're weighing a mortgage, start with mortgages in Ghana, how to apply for a mortgage, and these six practical tips for getting approved. Factor the true cost of borrowing into the running-costs slider above — leverage magnifies both your returns and your risks.

Protect yourself: due diligence

This is where Ghana rewards the careful and punishes the rushed. Before any money moves: verify title at the Lands Commission, confirm the seller's identity and right to sell, insist on a site visit (or a trusted representative's), and use your own independent lawyer. Our broader tips for buying and selling property in Ghana go through the common traps. The single biggest mistake remote buyers make is sending a deposit before title is independently confirmed — don't.

Ready to start?

The investors who do well in Ghana are not the ones chasing the flashiest launch — they're the ones who run the numbers, check the paperwork, and buy in locations with real tenant demand.
