For many in the diaspora, buying property in Ghana is both an investment and a homecoming — a foothold for retirement, a home for family, and an income stream in hard currency. It is also where distance creates risk. Here is how to do it with your eyes open.

Why the diaspora invests

The motivations stack up: a hedge against cedi volatility when rent is earned in dollars, a long-term base for return or retirement, support for family, and genuine capital growth as Accra expands. Property is tangible in a way that feels safer than paper assets — provided the paperwork is sound.

The citizenship advantage

If you hold Ghanaian citizenship — including dual citizenship — you are treated as a citizen for land purposes and can take leases of up to 99 years, rather than the 50-year cap that applies to non-citizens under the Land Act 2020. For diaspora buyers this is a meaningful edge worth confirming before you purchase.

Gross yield = annual rent ÷ price. Net yield deducts your running-cost estimate (management, maintenance, voids, service charge). Indicative only — prime Accra residential typically runs ~7–9% gross (8–11% city-wide), higher for short-let & serviced units. Always verify figures with your own due diligence.

Buying remotely without getting burned

Distance is managed with structure, not trust. Appoint an independent lawyer in Ghana who acts only for you; insist on a Lands Commission title search; use video viewings and an independent surveyor; and — above all — never send a deposit before title is verified. Be cautious with “family land” sold on a promise, and keep every payment traceable. A trusted representative on the ground, separate from the seller, is worth their fee many times over.
