Buying off-plan — before a development is finished — can be one of the most profitable ways into Ghana's property market, or one of the most painful. The difference is almost entirely down to who you buy from and how your contract is structured.
Why investors buy off-plan
The appeal is real: below-completion pricing, staged payment plans that ease cash flow, first pick of the best units, and potential capital growth during the build period. For a disciplined investor, that can mean equity before you even hold the keys.
The risks that matter
Off-plan concentrates risk on the developer: delays, cost overruns, specification downgrades, and in the worst case non-delivery. Protect yourself by buying only from developers with a completed track record, tying payments to construction milestones, insisting on a clear contract with penalties for delay, and verifying the land title underneath the project.

Gross yield = annual rent ÷ price. Net yield deducts your running-cost estimate (management, maintenance, voids, service charge). Indicative only — prime Accra residential typically runs ~7–9% gross (8–11% city-wide), higher for short-let & serviced units. Always verify figures with your own due diligence.
