Land banking — buying land to hold as it appreciates — is a patient investor's game in Ghana, with low holding costs and strong long-run growth near expanding corridors. It also carries the market's single biggest risk: defective or disputed title.
Why land, and why patience
Undeveloped land requires little maintenance, attracts minimal running costs, and can appreciate sharply as roads, utilities and development reach it. The trade-off is illiquidity and time — this is a multi-year hold, not a quick flip.
Buying land safely: non-negotiables
Before any payment: conduct an official search at the Lands Commission, a litigation search, confirm the seller's capacity to sell, obtain and verify the site plan, and use your own lawyer. Be especially careful with family and stool land sold on a promise. Foreigners should also understand the leasehold limits — see our guide for foreigners buying land.

Gross yield = annual rent ÷ price. Net yield deducts your running-cost estimate (management, maintenance, voids, service charge). Indicative only — prime Accra residential typically runs ~7–9% gross (8–11% city-wide), higher for short-let & serviced units. Always verify figures with your own due diligence.
